When should you shop for closing costs?

The best time to start is usually when you have your Loan Estimate and still have enough time before closing to compare a provider, confirm the choice with your lender when needed, and make the switch without creating unnecessary closing pressure.

Start when you receive your Loan Estimate

Section C tells you which required services your lender permits you to shop. That gives you a transaction-specific starting point.

Compare before the closing date is tight

A different provider may need time to review the transaction, prepare pricing, coordinate documents, and satisfy lender requirements.

Tell your lender before changing providers

If you want to use a provider that is not already on your lender's list, confirm that your lender will work with that provider before you rely on the new price.

Review the final result on your Closing Disclosure

Before closing, compare the final charges to the pricing you expected and ask about anything you do not recognize.

Why waiting can make shopping harder

A good price is only useful if the provider can still be used.

Your closing involves more than a price quote. The provider may need to complete work, coordinate with the lender or settlement process, meet the closing schedule, and provide information needed for the transaction.

That is why a last-minute quote is not automatically a usable option, even when the price looks attractive.

You can still check, but do not create a closing problem to chase a small difference.
