01 For lenders
One transaction review. A separate decision for each provider bid.
Borrowers can shop certain closing services. When qualifying lower-cost bids need lender confirmation, ClosingCash organizes those provider and service options in one transaction-level review context.
You can review the relevant information for multiple bids in one place while recording an independent outcome for each option that requires your confirmation.

Transaction-specific confirmation. Not an endorsement.
02 The lender's role
The borrower shops. You confirm each option that needs lender review.
ClosingCash helps buyers identify the services on their Loan Estimate they may be able to shop and obtains transaction-specific bids from eligible providers. When lender confirmation is required, the applicable bids are added to the same transaction review before they can become qualified buyer options.
Can this specific provider bid be used for this transaction?
One transaction context
Review the relevant bids together without combining their decisions.
Service
The exact closing service tied to the provider bid.
Provider
The company submitting the transaction-specific option.
Property location
The geography relevant to the transaction.
Provider coverage
Where the provider says it can perform the service.
Verified price
The transaction-specific price supplied by the provider.
Quote validity
How long the quoted price remains available.
Independent outcomes
Accepted by lender
That specific provider bid can continue as a qualified option when its other requirements are satisfied.
Not accepted by lender
That specific bid does not qualify for the buyer's available options.
Lender needs more information
ClosingCash can coordinate the additional information needed for that specific bid.
Lender check not required
When a service is explicitly determined not to require lender review, the bid can qualify without a lender acceptance decision.
Each outcome applies only to the provider and service bid being reviewed. It is not a general recommendation or endorsement of the provider, and one accepted bid never changes the outcome of another.
03 Focused information
The lender should not need the buyer's entire file to review provider bids.
ClosingCash is designed to keep the review focused on the provider decisions that need lender input. The lender does not automatically receive the buyer's Loan Estimate, Closing Disclosure, or unrelated personal information simply because one or more provider bids need review.
ClosingCash shares the information appropriate for the lender step after the borrower has authorized that coordination.

Additional bids
New options join the same transaction review.
Provider bids can arrive at different times. When another current bid needs lender review, ClosingCash adds it to the existing transaction context rather than starting a separate borrower workflow. The new bid still receives its own independent decision.
The lender relationship
ClosingCash does not change the mortgage.
The borrower is shopping eligible closing services, not replacing their mortgage lender. ClosingCash does not change the loan, negotiate loan terms, or interfere with underwriting.
05 Common questions from lenders
What lenders need to know.
Does ClosingCash choose the provider for the borrower?
No. ClosingCash helps the borrower compare qualified options. The borrower makes the final provider choice.
When does ClosingCash contact the lender?
Lender coordination occurs when one or more provider bids require lender confirmation and the borrower has authorized that coordination.
Will I receive a separate request for every provider bid?
ClosingCash uses one transaction-level review context for the borrower. Multiple provider and service bids can appear in that same context, while each bid keeps its own decision and evidence.
Does accepting one bid mean I accepted the others?
No. Each provider and service bid is reviewed independently. One accepted bid never implies acceptance of another bid in the same transaction.
Does lender confirmation mean the lender recommends the provider?
No. The lender is confirming whether a specific provider bid may be used for the transaction. The borrower still decides whether to select that provider.
Does ClosingCash send the lender the borrower's Loan Estimate?
Not as part of the standard provider review simply because a lender check is needed. ClosingCash is designed to share the information relevant to the decision.
Does ClosingCash change anything about the mortgage?
No. ClosingCash focuses on eligible closing services the borrower may be able to shop. It does not replace the lender or change the borrower's loan terms.
