01Closing cost savings
How much can shopping your closing costs save?
There is no single savings number that applies to every homebuyer. The opportunity depends on which services you can shop, what you are currently being charged, what competing providers charge, and whether a different provider can be used for your transaction.

Why savings vary
The starting price matters.
If your Loan Estimate already includes competitive pricing, there may be little or nothing to save. If one or more shoppable services are priced well above a comparable alternative, the difference can be more meaningful.
Title, settlement, search, survey, pest inspection, and other shoppable service costs can vary by transaction, market, provider, lender requirements, and state rules.
The useful question is not how much people generally save. It is how much your specific Section C charges differ from qualifying alternatives available for your closing.

A few pricing differences can add up.
| Service | Loan Estimate | Lower price | Difference |
|---|---|---|---|
| Lender's Title Insurance | $1,375 | $976 | $399 |
| Title Search | $250 | $199 | $51 |
Illustrative example only. Actual services, prices, availability, lender requirements, and savings vary.
