01 How ClosingCash finds savings

We do more than point out the costs you can shop.

ClosingCash starts with the matching services on your Loan Estimate, requests provider pricing, and reviews each submission against a defined process. The result is a comparison built for your closing, not a list of generic advertised rates.

Section C tells us where to look.

Page 2 of the standard Loan Estimate separates loan costs into categories. Section C is labeled Services You Can Shop For. ClosingCash starts there instead of treating every closing charge as replaceable.

Your lender may give you a written list of providers. Depending on the service and closing, you may also be able to consider another provider. The lender can apply its own requirements before a provider may be used.

How a line on your Loan Estimate becomes a qualified provider choice.

Identify the matching Section C services

ClosingCash reads the services and amounts listed under Services You Can Shop For.

Estimate the opportunity

The listed amount becomes the starting point. Approved pricing information is used to estimate whether shopping may be worthwhile. This is a modeled range, not a provider quote.

Request pricing from matching providers

When the buyer asks ClosingCash to continue, providers that meet the current service and geographic eligibility rules can be contacted for pricing. They price the specific opportunity rather than supplying a generic advertised rate.

Review each submission

ClosingCash reviews the price along with the service, validity period, assumptions, exclusions, and package terms needed for a fair comparison.

Record the required lender status

When lender review is needed, the provider and service information is sent in the context of that closing. Each provider choice keeps its own status and supporting record. A lender check does not mean the lender endorses ClosingCash or recommends the provider.

Apply the qualification rules

A provider choice qualifies when it covers the matching service, is priced below the corresponding Loan Estimate amount, and has the lender status required under the methodology. Every choice that qualifies remains in the comparison. Provider names and contact details are included after the buyer purchases Access Service or Concierge Service.

04 What the numbers mean

An estimate, a provider price difference, and final savings are different numbers.

The comparison becomes more precise as provider pricing and final closing charges become available.

Estimated savings

A modeled range based on the Loan Estimate before provider pricing is available.

Verified provider quote

A price submitted for a specific closing and reviewed with its important terms and conditions.

Provider price difference

The difference between the matching Loan Estimate amount and a qualified provider's price.

Final savings

The difference confirmed from the matching charges on the Closing Disclosure. When describing what the buyer keeps, the selected ClosingCash fee must also be shown.

05 How choices are shown

The rules do not change based on who the provider is.

No paid placement

Under the launch model, providers cannot pay to receive an opportunity, rank higher, or make a choice appear more favorable.

The same qualification test

Each choice must match the service, be priced below the corresponding Loan Estimate amount, and have the lender status required by the methodology.

Ordered by provider price

Within each service, qualified choices are shown from the lowest provider price to the highest. The buyer decides which one, if any, to use.

06 How ClosingCash makes money

Buyers pay for Access or additional coordination.

The Free Savings Scan identifies eligible costs and estimates the opportunity. If the buyer continues, ClosingCash requests provider pricing and performs the reviews required by the comparison process.

When a provider choice qualifies, the buyer can pay $79 for provider details and self-service selection tools, or $299 for additional coordination through Concierge Service.

Under the launch model, providers do not pay ClosingCash referral fees, lead fees, pay-per-close fees, or paid-placement fees to receive or rank within buyer choices.

07 What we do not promise

Provider availability, prices, and final charges vary.

ClosingCash does not guarantee that a lower-priced provider will be available, that a lender will permit a particular provider to be used, or that the final charge will match an earlier quote.

The matching final charges on the Closing Disclosure are used to calculate final savings. The buyer's remaining economic benefit also depends on the selected ClosingCash fee.
